Features of this project included:
Out of hours works with tenant access required through the site that required extensive planning and hoarding to enable safe and amendable access to all tenants.
Working closely with the project and building managers, we staged the works to accommodate tenant needs. For example, on one level, the tenants were a training company and operated largely out of hours. On several occasions we provided workarounds to pre-planned works due to last minute changes to schedules and course dates without delay to the programme. Another two levels were occupied by the same tenant and therefore works were staged so that only one level was affected at each stage. Works were accelerated over the Christmas shutdown period when the building was largely empty to ensure they were completed with minimal disruption.
Stone that was available during tender had to be used elsewhere in the building upon award requiring extra stone being shipped from Italy, delaying the project start by eight weeks. This was a difficulty for resourcing but we reallocated the team during this time at no cost to the client and without having to make project team changes.
Asbestos was identified in the tender period and extensive planning incorporating OHS procedures to maintain safety within a heavily occupied space was required to ensure its safe removal.
High quality finishes were installed throughout, reflecting the status of the AMP brand and Premium Grade building; including timber veneer wallpaper that had to acclimatise in the spaces before hanging.
Working closely with Wood Bagot, stone inspections were carried out before bringing it to site and our subcontractor ensured the stone installed was virtually defect free whilst minimising wastage to ensure a high quality finish was achieved.
